Home Information Packs (Hips)
From 14th December, all homes marketed for sale in England & Wales will needs a Home Information Pack (HIP). This Pack of documents which contains important information for both buyers & sellers need to know & have been introduced to improve the efficiency of the home buying & selling process as well as to reduce carbon emissions from homes. Recent changes in legislation means that before you can market your property a HIP must be obtained regardless of whether you have decided which Estate Agent is to sell your property. HIP report will make home buying & selling faster, simpler and easier to understand.
Some documents must be included by law, known as Required documents. Other documents are allowed to be included & are known as Authorised documents.
Required documents are:
- Index
- Energy Performance Certificate
- Sales statement
- Evidence of title
- Local authority searches
- Drainage & water searches
- Commonhold information (if applicable)
- Leasehold information (if applicable)
Authorised documents are:
- Home Condition Report
- Legal summary
- Home use form
- Contents form
- Guarantees & warranties
- Additional searches
