The main people involved in this process are: YOU (buyer), the house SELLER (vendor), the ESTATE AGENT, the SOLICITOR, the MORTGAGE LENDER (broker) & the SURVEYOR.
The Home Buying Process in England & Wales is as follows:
- How much can you afford - get initial mortgage advice - take in account the running expenses of the property
- How to find the property - working with the Estate Agent (Move2 Homes), property paper, internet & new property developers
- Deciding on the property - leashold/ freehold/ location/ type/ size
- Checking on condition - fixture & fittings/ layout/ plumbing/ electric/ heating/ Insulation/ damp/ condensation/ external/ HIPs
- Making an offer - negotiating the offer - offer accepted
- Appointing a Solicitor (licensed conveyancer) & Mortgage Advisor
- Valuation/ Survey of the property - (a) a Standard Valuation (b) a Home Buyer's Report (c) a Full Structural Survey
- Solicitor making & checking enquiries and do any other necessary legal work
- Verification of identity and income
- Offer in advance from the mortgage lender
- Arrange life & building insurance
- Draw up the contracts
- Exchange the contracts

- Completion
- Buyer to pick up the keys from the Estate Agent (Move2 Homes)
